Responsible for facilities maintenance and general repair of the parish and school. Performs routine maintenance and repairs for facility and equipment. Consults parish and school administration in purchasing within budget, ordering supplies and scheduling service for major repairs. Conducts regular contact and communication with parish groups, volunteers and the community. Uses considerable independent judgment.
ESSENTIAL FUNCTIONS
- Performs site survey of school and church facilities upon arrival and departure; Picks up trash as seen on grounds. Identifies maintenance needs and issues.
- Oversees routine maintenance of plumbing and electrical equipment including HVAC systems, boilers and pumps, and appliances.
- Troubleshoots, diagnoses and performs minor repairs.
- Paints offices and common areas including interior and exterior walls; performs caulking and grouting as needed.
- Repairs and unclogs toilets, sinks, and drains.
- Performs drywall repair.
- Works with low voltage equipment including computers, projectors, microphones, sound and light boards and other AV equipment.
- Performs simple diagnostics and monitoring of local area network server, camera server and security door server.
- Ensures fire equipment and fire system panel is operational and routinely serviced and monitored; is on the on-call person for emergencies 24/7 and reports to parish as needed.
- Partner with buildings and grounds and safety committees and attends routine meetings, under the direction of the Pastor, Principal, and Business Manager.
- Oversees, manages, and assists snow removal and other volunteer buildings and grounds teams, under the direction of the Business Manager.
- Contacts vendors for major repairs, collects certificates of liability insurance, partnering with Business Manager.
- Provides professional input for major capital equipment purchases for church and school.
- Partners with and obtains direction from Business Manager to ensure the parish center is adequately supplied and makes purchases as needed.
- Partners with and obtains direction from Business Manager to supervise full-time and volunteer maintenance workers and help establish schedules.
- Other duties as assigned by Pastor or Business Manager
Required Skills/Abilities:
- Knowledge of building concepts, including plumbing, electrical, pneumatic and mechanical systems as well as carpentry and other crafts.
- Understanding of budget and remain within scope.
- Ability to use complex hand tools, power tools and other equipment, i.e. floor scrubber.
- Basic computer skills including, Microsoft Office, Google, software, and related programs.
- Competent in problem solving, planning and decision making.
- Excellent organizational and time management skills.
- Ability to read and utilize technical manuals and drawings.
Education and Experience:
- Bachelor's degree in facility management, or a similar field is preferred.
- 5 years' experience in maintenance.
- Proficient understanding of plumbing, carpentry, and electrical systems.
- Experience with working within an established budget to track expenses.
- Excellent communication, interpersonal and problem-solving skills.
Parish Partnerships:
- Partner with and provide assistance to custodian(s), as needed.
- Partner with Buildings and Grounds Committee.
- Partner with and provide assistance to volunteers as needed.
Physical Requirements:
- Prolonged periods standing and walking.
- Must be physically able to climb ladders, kneel, bend, or crawl into awkward spaces often.
- Must be able to lift a minimum of 50 pounds on a regular basis.
- Working hours: Flexibility will be expected, 24 hours on-call, especially during winter months (October to March), normal hours are 7am to 3pm, Monday through Friday.
Must pass background check and be Virtus trained as part of the Protecting God's Children program of the Diocese of Des Moines.
